Our consistent rent collection policies and online payment requirements ensure that tenants pay on time. Rent is due on the first of the month, and it’s considered late on the fifth of the month. There’s a late fee of five percent and then an additional $10.00 per day until the rent is paid. We deposit all on-time rental payments directly into your account by the 10th of the month. When you don’t get your rent on time because the tenant is late, you’ll receive half of their late fee as compensation.
The security deposit we collect is the equivalent of one month’s rent. We hold it in a separate trust account, as required by South Carolina law. At the end of the tenancy, we conduct a thorough move-out inspection and compare the condition of the property to the way it looked before the tenants moved in. If there’s any damage that goes beyond normal wear and tear, we use the security deposit to pay for the repairs.

Your owner’s statement will be uploaded to your online portal every month, and you’ll be able to see your rental income as well as any expenses associated with your property. You can also use your online portal to run custom reports such as balance sheets, cash flow statements, profit and loss reports, and other financial statements. At tax time, we’ll provide you with a 1099 that reflects your annual statement.
